Locally, the numbers are even more striking. The median single-family home in San Diego sold for $1,074,000 in April — a 5.81% year-over-year increase and the strongest gain we've seen in quite some time. Demand is clearly heating up heading into peak season.

Inventory Has Dipped Below Last Year's Levels

For the first time in over a year, San Diego inventory has dropped below where it was twelve months ago. There are currently around 5,487 active single-family home listings — a 3.13% year-over-year decrease. Supply that built up throughout 2025 has now been fully absorbed.

Homes Are Selling Faster

The median San Diego home is now selling in just 16 days — 11% faster than this time last year. That's a meaningful reversal from the slower pace we saw throughout most of 2025, and a clear signal that buyer competition is beginning to intensify.

San Diego Is Firmly in Seller's Market Territory

With only 2.7 months of supply on the market, San Diego sits comfortably in seller's market territory. If inventory continues to tighten and rates edge lower, bidding wars in the most desirable neighborhoods could make a comeback this summer.
