You'd be forgiven for thinking bipartisan politics is a thing of the past in the US, but that's not true when it comes to housing.
The Senate has recently passed an important piece of legislation that is designed to boost construction volume and make homes more affordable.
The so-called ROAD to Housing Act (Renewing Opportunity in the American Dream (ROAD) to Housing Act of 2025) is bipartisan legislation that marks a significant step toward addressing the critical issues of housing supply, affordability and homeownership pathways.
The legislation includes several key provisions:
Building more homes and cutting red tape – Measures aim to help communities overcome zoning barriers, streamline environmental reviews for housing projects and establish grants for communities that increase their housing supply.
Opening doors to homeownership – This section seeks to remove barriers to obtaining lower-dollar mortgages, improve the home appraisal process, help families save for homes and ensure veterans are informed about home loan benefits.
Supporting housing innovation – The Act updates rules and financing for manufactured and modular homes, and it encourages new building technologies to enhance affordability.
Disaster recovery – It permanently authorizes disaster recovery efforts to assist communities in rebuilding while incorporating resilience measures. This is intended to reduce repetitive losses and help maintain insurability.
The ROAD to Housing Act, which is part of the National Defense Authorization Act (NDAA), now heads to the House of Representatives.
